Had a lovely 2 night break here with friends. The place was perfect for us and had everything we needed. It was clean, really spacious and had super comfy beds! Had a lovely meal at the pub up the road. The host called to ensure we had everything we needed and was really helpful and friendly. Thank you for a great stay
Everything was as described, beautiful property, beds exceptionally comfy and very clean, its close enough to access shops pubs but nicely tucked away for privacy. would highly recommend and will definitely be booking again in the future!

Stayed here for doing the Manchester Marathon as it was a convenient location to get on to the tram network Oldham Mumps into the city centre, and was perfectly suited for having a 4 year old with us. Absolutely fantastic place, really enjoyed our stay here, it had everything we needed, really comfortable and spacious, the views over the moors were lovely, the kitchen was very well stocked with everything you would need for cooking, the dairy box was amazing, my daughter loved also loved staying here and didn't want to leave, and the hot tub was also perfect the day after the marathon
We had a fantastic stay at Upperhouse Barn over the Easter Bank Holiday weekend. The barn was well equipped with everything we needed for our stay and we will definitely be booking again in the future.
My family were really only sleeping there, and were eating at our house. They did notice that the cooking facilities for 8 people were somewhat limited Apart from that, it was truly exceptional the hot tub, the views, the bathrooms and bedrooms, and the spacious living area. We had a brilliant stay at this house. It had everything we needed, was very clean and we loved the hot tub. Lovely views and we enjoyed dinner at a local pub and breakfast at a local farm shop. Would definitely recommend to people and would stay again!

We stayed at the property for my sisters 16th birthday. Such a stunning property, clean and very well looked after in lovely, quiet location. Only a half hour drive from the main shopping centre in Manchester. John, went above and beyond to help out. Would 100 recommend and certainly looking forward to staying again the near future
We had a lovely stay and would love to return again. The house it stunning and decorated lovely, couch very comfortable. There are smart TVs in every room which was great. Beds very comfy although one of the decorative throws on the bed was very dirty like it hadnt been washed. And one of the beds in the room near the back door was so creaky with the slightest movement, it may need tightening. The hot tub was very clean and back garden and views were nice. Very modern place with all amenities provided. However it does require a deep clean eg. Stains covering bathroom wall by the sink and the oven was quite dirty inside. Could also do with hand towels in the bathroom. However, towels and provided for the bathroom and separate for the hot tub with wash baskets when you are finished. The downstairs shower so stiff to turn the temperature dial & the water was too hot we couldnt use that shower as it was stuck to lava setting, only 1 of 7 of us could turn it so this could do with looking at not sure if owner was aware. Overall would recommend staying here.
Wow! This property looked amazing in the photos & it didnt dissapoint. There was everything we needed and more. From the board games, sofa blankets, hot tub towels all displayed beautifully, cooking condiments etc. We loved every moment of our stay especially the hot tub with the most amazing views, they were breathtaking. Thank you for thinking of everything to make our stay an absolute pleasure, we didnt want to leave & will certainly be back again. From all 7 of us we couldnt have wished for a more perfect place for our celebration and family time. Thank you & keep up the amazing work
Great property, bedrooms all equal sizes and spacious. Wellequipped kitchen and lovely setting. Only suggestion would be another chairsofa for the sofa area so all guests could sit together, and the sound of people walking normally upstairs, is so so loud when in the bedrooms. But only minor comments, would definitely stay again!

Stunning space, ideal for our family group. Plenty of room to eat and hang out together whilst being able to have our own space too. Very thoughtfully equipped, with everything we needed to cook and eat together. We really appreciated the responsiveness when we had one very minor issue. The Dairy Pack was fantastic and highly recommended. The eggs and butter from the farm were superb. Highly recommend this property.

Absolutely amazing! This place makes you want to buy a barn and create a replica. if only I could The owner brought the dairy box in the morning so it was a nice bonus to meet and discuss the history of the barn. There was everything that we needed. The bed and pillows were really comfortable The sofa too, with its two reclining seats. The timber beams and massive open space make it desirable for families. The views are exquisite and the hot tub makes it just that little bit better. I could happily live there and we didn't want to go home I know owners like to know what could be improved but there is very little for this place. So, the only thing that I can think of is a measuring jug that can be put in the microwave for milky coffee to fill flasks for walking days. However, there might already be one in the vast amount of cupboards. If anyone moans about this place, then they are a serial complainer as this is what I would call a perfect little hideaway.

The photos on the website do not do this property justice. We were all very impressed by the barn. And really enjoyed our stay. Unfortunately the weather was not in our favour however we made full use of the board games and the hot tub. Definitely warrants another visit when the weather is warmer and dry .

Overall we had an amazing stay at this property! ! Would definitely recommend this place if you're looking for a relaxing weekend away with family or a group of friends. The barn is situated just back from a main road but noise is minimal. There are lots of lovely walks and the house is approx a 6 minute walk to a lovely farm shop. The property itself was fantastic, it was extremely clean, modern and had everything we needed to enjoy our stay. I have listed the cleanliness of the property slightly lower as the property was spotless apart from the hottub was not very clean, it was cloudy and there was no chlorine present. The only other thing I would mention is if you're expecting to have a bbq then be prepared as the bbq was more of a fire pit and very small to try to cook for 8 people but we made do! Other than that I can't fault this property and would definitely look to stay again, we thoroughly enjoyed our stay.

Hi This property is ideally suited to walkers and tourist especially if wanting to visit Manchester etc Very spacious and comfortable clan and tidy property to a high standard. The hot tub was great very clean and great after a long walk. The only things that I feel may help would be some sort of hooks near the hot tub to hang towels maybe just an idea I do find the drive up to the property rather harsh on the underneath of my vehicle but not sure how you would get round this as the barn is night up But all in all a great find for us and will definitely be recommending the property Thanks again
I booked this property because there were two families travelling together and I thought it would afford enough space to get out of each others way when we needed nobody gets on that well for 2 solid weeks. It was such a perfect choice. The property was clean, in such an amazing setting and so well cared for. It really did make the holiday an absolute success. Relaxing and quiet, with all the creature comforts. It was an absolute pleasure to stay in.
Whilst I would highly recommend the Barn I found Sykes to be difficult to communicate with so would use a different booking agent in future.

We loved our stay at Upperhouse Barn. Lots of space for the little one to run around in plus 7 adults! Lots of places to see walking trails, villages, reservoirs and not too far to Manchester City where you can also do high street shopping. The hot tub was a winner after a long day and the view was fantastic. Would definitely recommend the place to people I know and hopefully well be back soon to keep as another family holiday!

Upper house barn is in a perfect location with walks from the doorstep and a great farm shop with cafe a short walk down the road. The barn has lovely exposed beams and plenty of space. The hot tub was a nice luxury. One suggestion for improvement would be for extra seating in the living area as one corner sofa wasnt enough to seat the number of people the cottage sleeps and there is lots of space to accommodate more seating.
Had a fantastic stay with family and dogs. One df the dogs is blind so the open plan layout was great for him. Plenty of room for 7 of us not to be in each others way. The only thing I would of liked is a dressing table but thats managed fine would love to go back

We had a fabulous weekend stay at Upper House Barn & John, the owner was very helpful. The barn was spotlessly clean, the beds were really comfortable & we all enjoyed having the use of a hot tub pure luxury! We wouldnt hesitate to recommend the property to friends & family & we would love to return to this beautiful area someday! Just a few suggestions about the property but these are not intended as a criticism in any way! another frying pan would have been helpful matcheslighter for the bbq, & some spare black bags for the rubbish. Also, some extra outdoor seating would be useful.
