Although we had a lovely weekend away here, there were a number of things which we werent happy with. The listing shows a trampoline this was on its side dumped in the corner of the garden. The hot tub which I appreciate the owner had to replace at the last minute only got warm towards the sat evening, we arrived Friday left Monday. The lights didnt work in the lounge. There was a lady bug infestation, which meant one of the rooms wasnt suitable for sleeping in and ended with sofa surfing. The kitchen table didnt comfortably fit 12, therefore we had to eat in two sittings. The WiFi is very poor. The pool table was faulty as a result of the side being removed and the balls kept falling off. The main house itself needs updating generally. As I say, we did have a nice time as you make the best of weekends away but do I feel it was worth what we paid unfortunately not.

We were a group of 9 friends celebrating our 40th birthdays and had a fantastic 3 night stay at Belvedere Farm. Location was great, house is set in its own large grounds so no need to worry about noise. Ample seating, comfy beds, brilliant games room although the pool table could do with some repairs and new pool cues and darts. The hot tub of an evening was lovely, the kitchen has all you need and the place was spotless. Highly recommend and would definitely stay again.

We got caught in the middle of a snowstorm but the owners were absolutely lovely and really helped us get settled in. The place is pretty difficult to find it's not really on the map so I'd definitely recommend driving taxi drivers are reluctant to make the journey. That aside, it's a beautiful house with lots of room and gorgeous views of the hills

Have had a lovely weekend enjoying christmas celebrations with family. The house is absolutely lovely plenty of space for everyone. Would definitely recommend.
We visited between Christmas and New Year as three families with 7 children ranging from 117. Every person had a wonderful time! The house and its surroundings were glorious! The host was attentive we had an issue with the pool table and the hot tub Denise came to the house en route to her meal out to help and had left a lovely welcome basket, which was much appreciated. The facilities are excellent plenty of crockery, large pans for cooking, hand soaps and toilet roll in every bathroom we had brought our own just in case, extremely comfortable beds and of course the delightfully large sofa with the gorgeous view, the balcony, the hot tub, the games room I could go on and on We will definitely be staying here again!

Fantastic property and helpful host.
Great place to stay, Denise, the owner kept in touch even though she was on holiday herself. We needed some extra firewood, and also help with WIFI code. Both requests were quickly dealt with, by contacting Racheal, her colleague, who brought ample fuel, and confirmed log in details for WIFI. My wife Maureen and I, our son, daughter, all our grandchildren, a party of ten all enjoyed a lovely pre Christmas break together. Highly recommended.

Overall fabulous property. We are a large family of 11 ranging from 8 to 83 with 2 dogs and everyone loved the property. The welcome basket on arrival including a bottle fizz and sweets was lovely. We had a fantastic Weekend. What we couldn't fathom was needing to pay 50p for the pinball machine in the games room and a pain when we didn't have any cash., We were really looking forward to using the games room but some of the facilities were either not working or available eg. TV playstation and had this not been the case we would have scored 5 stars. The only other problem we had was that one of the ovens didn't seem to reach temperature, and caused some challenges when cooking for so many but we did manage. The cottage is well located but we stayed put all weekend and loved the large grounds and walks. Games room had a working pool table but TV, playstation didn't work not available. Had to pay 50p for pinball machine, but on the other hand received In the kitchen, the kitchen tap was loose and one of the ovens didn't seem to heat properly.

Belverdere Farm is a lovely relaxing place to stay, it sits at the bottom of a secluded valley. Its so peaceful with lots of quirky places to chill. On our arrival as we drove down the track we spotted squirrels and deer, and during the rest our stay we continued see these plus cows, a fox, a heron, ducks and moor hens. The house its self is beautiful with several different size rooms which meant with 4 generations in the house, we were able to gather as a family and separate as needed. The kitchen is large with an unconventional layout but it works for large groups, we were able gather around the long table and still be able to cook. Our granddaughter especially liked to space for fire engine. The bedrooms are each unique and comfortable with plenty of space, however not all the bathrooms have locks on so we had to come up with a system when using so no one walked in on any one when showering. Unfortunately for us the weather wasn't kind so we were unable to use the outdoor seating areas often. We might have been able to use the top patio if the cushions had been kept in a storage box when raining. We did however use the hot tub, another great addition to the house and it was very enjoyable relaxing in the rain. The Games room is a fantastic addition its like your own personal pub, for us the orientation of the pool table meant, we interrupted the darts and vice versa when playing. The go karts provided some extra entertainment for the big kids. Denise is a great host with a fantastic property, her directions are perfect for finding Belverdere Farm totally ignore Sykes. We had the most relaxed week and would highly recommend a stay here.

The property was clean and well presented. There was plenty of crockerycutlery and cooking pots pans etc for our stay. We had a couple of issues with a beeping smoke alarm and a leaking shower but once the owner was contacted these were resolved with little affect on our stay. The trampoline gave endless fun to my two Grandchildren who also enjoyed walks along the paths by the property. Evenings were spent in the games room where pool was a great favorite with the men. As was the big screen with projector where they watched films. Only down side was the weather which was windy and cold at times.
Beautifully decorated and very well presented spacious house in lovely grounds. We had an amazing week away as a group of 12 friends. The house contains everything you need for a week away. The games room was a great addition which we used every night and the girls enjoyed a prosecco or two in the hot tub. The driveway is long and steep at the beginning so be prepared if you want to walk to the pub, shops or local park. This does also mean delivery companies are reluctant to drop off shopping and takeaways direct to the house and sometimes had to be met at the gate. It did not affect us, its the joys of being a bit secluded and is mentioned in the property description. Finally I would like to thank the owner Denise who makes you feel so welcome, from the first contact, checking in during the week and then communication on the last day she is a delight to deal with. If I ever had a question she responded very promptly. All in I would highly recommend Belvedere Farm.

Wow, what a house! Belvedere Farm is a great place to stay for a large family group. Very clean, beautifully decorated and spacious with room to be together or find a quiet spot. Access by key code on the electric gate, then a long steep drive, Denise gave excellent directions before check in, ignore the directions Sykes provide. Knowing that supermarket delivery would be tricky, we chose to click and collect at Tesco's in Halifax. Hipperhome has a small Tesco Express and Morrisons. The games room was a great addition, with it's own large outdoor seating area, there is also a basketball hoop, pedal gokarts and football goals. The house also has a lovely terrace with plenty of seating and a charcoal BBQ, the hot tub was clean and well maintained by Denise who came to check on it midweek. The view up the valley from the first floor balcony was lovely, we saw deer, foxes, ducks and the squirrels. The newly built kitchen extension provides lots plenty of room for indoor dining, there's a big fridge freezer and a drinks fridge, it's well equipped with everything you need. We had some nice trips out to Shibden Hall and park, the Piece Hall in Halifax, Haworth and Leeds. Belvedere Farm is a fabulous place to stay.

Perfect! We stayed here as a large family group with 2 dogs to celebrate my hubbys 50th birthday over a long weekend then we stayed as a couple and 1 dog for the remainder of the week. This is a really special house. Set back down a track road off the A58 not Wood Lane once you know where the gates are its easy to get to. The house itself has pretty much everything you could ask for my only quibble would be supplying a better whisk in the otherwise exceptionally equipped kitchen. The bedrooms are all spacious and comfortable. Great selection of bathrooms. Living areas are well furnished and homely. We noticed some things not listed including instant hot water tap, ninja air fryer, Nescaf dolce gusto pod coffee machine. 2 high chairs for toddlers.The bbq is now a coal drum version. The games room has a projector that can play you tube music if you hook up your mobile phone hot spot proper party atmosphere. We spent hours down there !! Theres also a pinball machine that takes 20p and 50p pieces although Denise the owner put some credits on for us too. The pond is lovely with its own ducks and moor hens, A bin of birdseed is on the drive to feed them although theres an ongoing battle with some very well fed grey squirrels getting into the bin. So funny to watch. Theres also a herd of cows that regularly visits the far side of the pond dont worry they dont cross ! and we spotted a red deer in the fields opposite and along the house driveway. Although you are not that far from the road you dont really hear it at all. Its a party pad and a beautiful countryside retreat at the same time. Denise didnt bother us but messaged a couple of times to check all was ok and to let us know she was close by if needed. All in all an amazing week at a very special property and we will definitely be back ! Thank you Denise x

We have just stayed at Belvedere Farm for 3 nights, to celebrate our sons 40th birthday, we have had a fabulous time, A fully equipped home with everything you would need for cooking& cleaning. Lovely hot tub within a beautiful setting. Even managed a BBQ although the weather wasnt brilliant but a beautiful sun room to sit in, We had a blast in the bargames room, we spent every night in there The owners were lovely they kept in touch over the weekend if we needed anything, even left us a lovely little hamper and a nice vase of flowers We were privileged to share there home, hopefully we can return one day in the not too distant future
What a truly AMAZING stay at this fabulous property! The owner Denise was a 5 host and did everything she possibly could to ensure we had a wonderful trouble free experience. Denise genuinely cares and was quick to respond to my texts. Even arranging for a new gas bottle to be dropped off and connected to the BBQ ready for our birthday party celebrations! The kids loved and devoured the welcome basket filled with sweets and treats! Looking more closely at the Sykes photos I can see where improvements have been made, the dining room is a bit of a tight squeeze but there is now a long table in the games room making it even more of a great social space! Theres also a pinball machine so bring some coins to use it! I was very surprised and appreciated that plenty of coal and wood was supplied to keep us going for 4 chilly February nights some Sykes cottages only provide enough for a single night and is a hassle finding somewhere to buy more wood. The hot tub is newer than the one in the photos. Denise explained how to set the temperature St setting and we didnt have any problems with it, heating up to 40c and was enjoyed by everyone every evening! I think the description given by a previous reviewer is fair homely and comfortable without being perfect due to some older aspects of the house that have been mentioned in other reviews. These aspects didn't detract from us all having a lovely time, this is more than just a house, its set up so well for making special happy memories that will last a lifetime with friends and family! I would highly recommend booking this property.

Great house in a beautiful setting, the house is huge with a separate games room, there was plenty of room for us all to have our own space, the owner was very helpful A few niggly bit though, the cooker needs replacing the owner did tell us it was being done this year some of the the other appliances also need replacing, lots of the light bulbs needed replacing especially in the lounge, also the hot tub didn't seem to get past 35 which wasn't warm enough when the outside temperature was so cold, unfortunately we only used it once Saying all of that we had a lovely week

Had a wonderful stay the house is amazing. My guest loved it however due to the location it did cause some issues. The path to the house is not great if you are not a confident driver added with a cover of snow menqt some of my guest didn't arrive. We parked cars at the entrance and had to walk to the house which is a good 15 mins with no lighting at all and local taxis would not drive down meaning our planned night out couldn't happen. This didnt ruin our weekend as we loved been in the house however I can imagine would cause problems for anyone with mobility issues.

We had a great family stay at Belvedere Farm, Denise was a brilliant host and nothing was too much trouble. We have been having large family holidays for a number of years now and the places we have stayed have varied a lot. What we particularly liked about Belvedere Farm was it was homely and comfortable without being perfect. We felt we could relax with both the children and the dogs which is not the case in some of the pristine and clinical places weve stayed. Some of the appliances like the cooker and washing machine are likely to need updating at some point, but we coped and I managed a full roast dinner on the Sunday without being totally sure what temperature I had the oven set at! Great outdoor space gor kids to play and families to be together. The games room is also a great place for everyone to have fun but it needs a new pool table . The kitchen in the main house is tired and needs more cooking facilities. The dining room was a tight squeeze for our family of 12. The upstairs was great again for the family to sit together and have some fun and the bedrooms were nice and comfy. We had a very enjoyable long weekend making lots of lovely memories

We had a wonderful 5 days at Belvedere Farm. It is a hidden gem, nestled in a beautiful valley, easy to get to but away from the hustle and bustle of the surrounding towns. The house is very well set up for large groups, with fabulous indoor and outdoor spaces including a bar and hot tub!! Lovely linens and towels, comfortable beds and great bathrooms with super showers. Denise the owner was extremely helpful, answering any of our queries quickly and encouraging us to use the facilities to the full. The house is within walking distance of Shibden Hall and Park, close to Halifax and Piece Hall, Haworth and Ogden Water. It is a fabulous place to stay!!

We all had a wonderful time. Great place for large families to come together and make memories. Everyone loved the games room and improved their pool skills. The house was perfect for hide and seek even the grandmas joined in. We will miss our woodland walks and adventures. A wonderful home, in a beautiful spot. We stayed at Belvedere Farm as a party of 12 for my birthday. We all loved the house and there was plenty of room for us all inside and out! The hot tub was popular but the biggest hit was the games room, we named it the Open Arms Pub, as that's where we ended up every night, facilities were great, pool table, darts, games, projector that we played music videos on, fridges for drinks and toilet facilities. We had so much fun! Beautiful place to relax and lots of wildlife and walks to enjoy. Denise, the owner met us on arrival, and kept in touch throughout the week to make sure we were ok. We would definitely recommend and we will definitely return in the future.

Lovely well equipped property with very helpful friendly owner. Some maintenance to some appliances and doors required and the kitchen and dining room were too small for 12 guests although this is being addressed I understand. The hot tub was clean and well maintained, There is an unfenced deep drop in the garden which is dangerous for children it would be better covered over for safety. The games room was great and the house was set in spacious and peaceful grounds. Overall, a really great holiday.

Excellent spacious home. Wonderful owner Denise extremely helpful when hot tub required maintenance. Games room a real bonus. Kitchen and dining room on the small side for such a big property however I believe the owners are addressing this next year. Slouchy sofas ok for lounging on but not overly comfortable for sitting upright. BBQ a great asset, fabulous surroundings, wildlife and foliage great to watch. Plenty of outdoor furniture enabling Al fresco dining weather permitting. As it was Coronation weekend I asked permission to decorate the games room with bunting and flags which Denise was perfectly agreeable to. The peace and tranquillity was amazing. Lovely setting, met by host who guided us to the house as driveway difficult to locate. The Owners were super fast to respond to any queries we had. The games room was a huge hit with us all, especially the teenagers. Fabulous house for four familys to get together. Hope we can stay again as lots to see locally and lovely walks from the door.

The stay was brilliant . The owner was fantastic. Nothing was too much trouble . If we.asked questions they replied straight away . The place is amazing. Great for either familys to.get together or friends . Plenty of space . Would definitely go back . We went for.a long weekend but would stop.for a.week definitely. There's a.nice place.to eat.just.up the road from the.House. walking distance The tannery. There's plenty of land round the house to walk .
